customXchange is a digital real estate accelerated marketing platform. Properties are listed for a defined bidding window, giving qualified buyers a transparent, competitive opportunity to acquire residential real estate at true market value — no mystery pricing, no drawn-out negotiations.
We represent the full residential spectrum — from well-maintained homes in established neighborhoods like Park Avenue to bank-owned and distressed properties with strong investment upside. New listings are added regularly, so check back often or register to receive alerts.
You do not need a buyer's agent to participate. No exclusive broker agreement is required to view a property or submit a bid. Note that no commission will be offered to outside brokerages, so buyers working with outside agents should make their own arrangements.
A Buyer's Premium of 5% or $5,000 (whichever is greater) is added to the final winning bid. All applicable taxes are calculated on the combined total of the sale price plus the Buyer's Premium. Factor this into your maximum bid before competing.
All bidders must Register and log in. You'll also be asked to share basic details about your ability to complete the transaction if you win — cash proof of funds or financing pre-approval. Disclosure is not mandatory, but declining may limit your ability to schedule a showing or submit a competitive offer, as our agents have a fiduciary duty to the seller.
A winning bid is not a guaranteed sale. The seller retains the right to accept, reject, or negotiate any offer. Once the bidding window closes, the listing agent will engage the winning bidder to finalize terms. Think of it as a strong, competitive starting point — not a done deal until both parties agree.
Contact the listing agent directly through the property page. Financial disclosure may be requested prior to confirming your appointment, in line with our fiduciary responsibilities to the seller.
Both cash and financed purchases are welcome. Buyers using financing should ensure their pre-approval is solid before bidding, as timelines on auction-style closings tend to move faster than traditional transactions.
